The Northgate District:
“The Northgate Project, east of I-15 and the Siphon Interchange, will be a walkable (master planned) community adding thousands of jobs, as well as homes, a technology park and a shopping district,” – Mayor Brian Blad
Bannock County, Pocatello and Chubbuck will work together with the Idaho Tranportation Department and Millenial Development Corporation to connect Siphon Road to Olympus Drive, and make an on ramp to the freeway near the connection.
What will it entail?
Winter: Finish Design Phase – Approved
Spring: Begin Bidding Process
Spring: Begin local road construction
Summer: Begin interchange construction – Delayed to Fall
Groundbreaking Phase I – Retail center, beginning of Office/IT park, 500-1000 homes – Construction Delayed by Interchange

The interchange will be north of Pocatello and east of Chubbuck. It will connect Siphon Road and Olympus Drive. An on-ramp to I-15 will be constructed by the Idaho Transportation Department.
The master planned Northgate community will be on 4,500 acres in the Valley’s premier location, one minute off of the new Northgate Interchange, and one minute from east Pocatello’s excellent neighborhoods.
Right now over 10,000 homes are projected to be installed.
“Northgate’s neighborhoods are a glimpse into the future: Smart-city equipped with fiber to the home, a wi-fi blanket, and IoT infrastructure to the community and each of its homes.”
Imagine a place where self driving cars take people to work. Imagine a place with smart sprinklers that know when your lawn needs water and saves you money on your water bill, and an automated network of services that save you time and money.
“So far, there’s nowhere else in America that, on a community scale has actually done a full smart integration, so this would put Pocatello at the forefront of some of these technologies,” says Buck Swaney, Northgate Developer.
The commercial district of the development has only been mentioned so far. No one specific has been named.
“At the heart of the Northgate District, the development group is designing a new Class-A outdoor mall, the only such retail destination in Southeast Idaho.”
The retirement community will consist of 40 single-level homes plus a dozen homes with a walk-in basement and all with have the latest in smart home technology. The retirement community will be near the medical campus.
